Wash 'n Shop Center
The idea behind Wash 'n Shop is to co-locate a dollar store and a credit retailer (such as a fast food chain) with coin-operated businesses, which include an automated RV/Auto Wash and a Laundromat. RGA Group is the tenant for these coin-operated businesses, and we lease out to the retailer and dollar store.

    Our first Wash 'n Shop is now open in Townsend, Tennessee, which is located at the base of the Smokey Mountain National Park, destination spot of 3 million tourists, campers, and RV users. 150 RV camps sites in the area remain at capacity 9 months of the year. A 3.4 acre parcel fronting HWY 321, available space remains between the Family Dollar store, RV/Carwash, and Laundromat. This concept appeals to secondary site locations and secondary markets.

    We are looking for partners to joint venture in our Wash 'n Shop concept! This includes capital investors, lenders, or those looking to partner via a land contribution.

    Site Criteria
  • Tertiary Market Population- 15,000 - 25,000

  • High Traffic Area- 10,000+ vehicles per day

  • Utilities required- water and electrical (sewer optional)

  • Large transient population, possibly consisting of family attractions,college towns, military housing, large numbers RV's or prefabricated housing

  • Located near a traffic light intersection

  • Three [3] acre site with a market to sustain a dollar store
