This built-to -suit, multi-phase, two story, garden office complex is planned around an open courtyard with colonnades. The structure is a post-tensioned concrete floor and roof structure with single-ply roofing and brick masonry fenestration. Situated to usher in future phases, the complex is designed as a series of freestanding open office floors in a pod-like configuration. Circulation between pods is around the courtyard under a covered colonnade.

24-hour functions such as computer operations, account representatives and clerical support were grouped together to maximize the efficiency of security, air conditioning and back-up energy systems. The design makes extensive use of brick to compliment many of the buildings at Sabal Park and various innovative relief features to shade windows against direct sunlight unfiltered without surrounding trees.

The architect provided all comprehensive-planning services, and worked directly with the user to incorporate a state of the art computer line distribution system including emergency generator facilities and extensive natural and task lighting.
